We arrived in Cancun to find that our reservation had been cancelled the night before our arrival, even though we were in all of their arrival sheets. We never received a phone call, email or any notifications that they had cancelled it. VERY FRUSTRATED!!! After an hour of talking, they finally got us another another room in another hotel down the road (Krystal) and told us to come back the next day and they would have us our rooms. It seems like this place purposefully over books their rooms and then cancels reservations.
Be wary of this.

We booked Fiesta Americana through our ownership with Hilton Grand Vacations Club. My wife and I travelled with 10 of our family members. We booked several rooms. Upon arrival, one couple in our party had their reservation cancelled due to a mix up with a credit card and were sent to another property for one night. For 8 of us, we were told that they didn’t have enough rooms for us and that we would all have to share two rooms for the night and that we would be upgraded the next day. Surprisingly, the management kept their word and we were upgraded to adjoining suites on the 5th floor. Thanks to Manya and her supervisor for taking care of us. The views were incredible and the rooms were more of what I expected them to be, clean, spacious and large. The staff came through and we were well taken care of for the rest of our trip. The restaurant on the property was delicious! The wait staff were pleasant, although the service is a bit slow. The ceviche was amazing and I can’t think of any meals that we ate there that weren’t very good other than the breakfast. Skip the breakfast here and go down the street to Mextreme. The bell staff were exceptional! Fabian, Mateo and Ignacio took very good care of our group by helping arrange transportation to everywhere we needed to go! They even set up a private driver to take us to Playa Del Carmen for the day on two occasions. Both drivers were prompt in picking us up for our return trip back to the hotel. Over all I would say that the resort, food, staff, location were all good. I would recommend with a bit of caution. If things go smoothly, it could be an excellent stay.
"Very good time"
We stayed from Nov 11 to the 18th. We are timeshare owners of the hotel. The staff were wonderful, helpful, and very friendly. English is well spoken generally but I speak Spanish so I had no problems. And yes, the hotel is under construction for the lobby which needed it but it did not affect the at all the rooms. We did not hear sounds or drilling nor jackhammers. We were in room 369 with a great balcony and was close to the pool and beach area. The SPA and Gym had to be moved to accommodate construction of the lobby but we were no at all picky about the gym and our spa treatment was great irregardless of where they did it. The SPA was temporarily housed in large suite and the gym was in a hotel room given the construction. The beach and wait staff were great and attentive. Paulino and Martin were excellent and were attentive but not intrusive and available when we needed to make our drink or food orders. We did not eat dinner in the restaurant and we did do 2 days of the breakfast buffet which was excellent but a bit pricey but the selection was good and clear was more geared to the Mexican palate but what could be wrong with that? We had great weather and the beach was at times windy but not uncomfortable at all. The water was warm and was clear. We went out to eat every night to restaurants in Cancun. The maid service was good and we had a very relaxing time. The doormen, Rodrigo, Mateo, Nacho and Vicente were excellent. We know them for the past 14 years and they are just awesome. They made us feel safe and were there all the time to make sure my wife and I got into a taxis that they new were safe and reliable and helped us make sure we did not get ripped off by the taxi drivers. They also gave us good advice as to where to change dollars to pesos, where to get certain food items and where to avoid. Rooms were dated a bit but we were there to relax and as long as we had the basics and felt safe and were able to relax, we were happy. The resort is about 75% Mexican families who are there to relax and it was a very relaxing time and there was no craziness of overt drunkenness as one could see in an all inclusive setting. I would bring my own children here given the safe feel and family atmosphere. If you are looking for a high energy, all night party atmosphere this is not the place. The room we had was a 2 bedroom and had a refrigerator, stove, microwave and basic utensils and a small coffee maker. We did buy beer and other stuff for the room at the Oxxo and Circle K across the street from the hotel. There is a Starbucks and a very good supermarket, Chedraui, 5 minute walk to the South of the hotel. You can get anything you want there, ( food, liquors of all type, coffee, and they have a bakery as well)
As for the area around the hotel it was very safe but across the stress are annoying tour operators who are constantly trying to get you to sign up for a tour. I would recommend to use the Concierge in the hotel as they are in touch with reputable tour operators. Just pay not attention to the vendors across the stress and say "no gracias" and keep on walking and don't engage them anything beyond a no gracias reply.
Overall, this hotel and staff are great and it is great for a place to stay to relax and just to chill out without the spring break atmosphere. It is the people, the staff, and the other guests who make this a very special place to which we have returned. It is not perfect and it is not the Ritz Carlton and if you are looking for that type of hotel go elsewhere. You will not find nicer people anywhere. My only complaint would be that in check in, not to pester the guests who are trying to check in after long flights and little sleep to do the timeshare presentation. Between trying to keep focused for the check in, handle the bags and credit cards and managing the check in process, getting the sales pitch is a bit too much in my opinion. It would be better to let the guests get a good night's sleep before asking about the timeshare presentation. That is our only complaint.
"Fiesta Americana Villas Cancun"
The hotel is great. the staff are friendly and welcoming and were good to deal with. The facilities are a bit older, but still in good condition. The beach is descent, but does get more waves because of its location. the only complaint i have is their reservation process. Be cautious of it. our reservation was cancelled the night before without an email or phone call notifying me. So when we arrived in Cancun we did not have a room. they worked with us and got us a room in another hotel for the night, but it is definitely something to watch out for.

I just came back from Cancun_Fiesta Americana Villas Cancun.(nov 3 to nov 9) We stayed 1 week. Its an OK hotel, service is nice, people are very friendly. No all inclusive which is great, Rooms are spacious and at this moment the hotel is in renovation (no lobby) and soon all the rooms will be updated. The beach front has 3 steps down to the sand which is unusual but the water is amazingly blue and clear and the sand white. Has a pool for toddlers and one big pool nothing amazing just a pool. No kids allowed in the hot tub, hot tub was warm no hot at and all the pools cold. The ocean was warm so we stay there all the time . Our view from our room was side of the building / view of some of the ocean but we stay very little in the room so we didn't care.(ocean VIEW and ocean FRONT are 2 different things) If you have kids or special need of any kind please ask for pool floor or 1st floor_pool view. Its not an impressive hotel or luxury at all but I will totally come back. We use public buses to go to the Isla mall (12 pesos) per person one way.. 85 Degrees every day - no rain at all
